Entwicklung eines Standards für innovative IT-Schnittstellen im Facility Management zur Kopplung webbasierter CAFM-Systeme mit neuen Gebäudeautomationstechnologien

  • Immer mehr Gebäude werden aus Gründen des Komforts, der Sicherheit und der Wirtschaftlichkeit mit fortschrittlicher Automationstechnik ausgestattet. Daher gewinnt Gebäudeautomation zunehmend an Bedeutung. Hierfür sind gebäudetechnische Anlagen in vielen Fällen über Busleitungen mit einem Leitrechner vernetzt und zentral erfasst. Sie werden mit Hilfe von Sensoren und Aktoren gesteuert. Um Bauwerke effektiv und effizient bewirtschaften zu können, werden zunehmend CAFM-Systeme als unverzichtbares Werkzeug des Facility Managers eingesetzt. Dabei werden heute die gleichen gebäudetechnischen Anlagen ein zweites Mal erfasst, um sie im Rahmen des Anlagen- und Wartungsmanagements verwalten zu können. Eine webbasierte, datenbankgekoppelte Steuerung dieser Anlagen direkt über ein CAFM-System ist derzeit nicht verfügbar. Themenbezogene Normen und Richtlinien geben keinen Aufschluss über konkrete Kopplungsmechanismen von Gebäudeautomation und CAFM zur Steuerung gebäudetechnischer Anlagen. Es fehlt an Netzwerkmodellen und Lösungskonzepten. Die vorliegende Arbeit setzt an dieser Problematik an. Sie prüft, in welcher Weise gebäudetechnische Einrichtungen hinsichtlich einer komfortablen und zentralen Steuerungsfunktion in CAFM-Systeme eingebunden werden können. Aspekte wie neuartige Vernetzungsvarianten, die Bereitstellung von Anlagendaten mit zugehörigen Import-funktionen sowie die Möglichkeit einer browsergestützten Bedienung stehen dabei im Fokus der Betrachtung. Der Leitgedanke dabei ist, vorhandene Technologien und Standards zu nutzen, um daraus neue Lösungen zu schaffen. Der vorgestellte Lösungsansatz analysiert, vergleicht und bewertet unterschiedliche Netzstrukturen, dessen Ergebnis als Entscheidungshilfe für die Modellentwicklung dient. Der "Plug and Play"-Gedanke wird durch die Verwendung der bereits standardisierten Netzwerktechnologie UPnP (Universal Plug and Play), realisiert, wofür es der Ausarbeitung und Definition neuer bereitzustellender Datenformate (XML) bedarf. Für die praktische Umsetzung wird eine eigene Datenbankstruktur (MS Access) zur Simulation eines CAFM-Systems entworfen und eine mit VB.NET programmierte Benutzeroberfläche erstellt. Der entwickelte Programmbaustein "FMControl" demonstriert das webbasierte Schnittstellen-konzept mit Importfunktion und Steuermechanismen. Die Ergebnisse dieser Arbeit schaffen die Basis für die Optimierung im Bereich der webbasierten und datenbankgekoppelten Gebäudeautomation. Durch die Implementierung der vorgestellten Funktionen des Programmbausteins "FMControl" können CAFM-Systeme zu leistungsstarken Steuerungsinstrumenten für Gebäude und deren Anlagen ausgebaut werden.
  • A continuously growing number of buildings are today equipped with modern automation technologies, primarily for reasons of comfort and efficiency. As a result Building Automation (BA) has an increasing impact on building construction and operation. Building automation systems are in many cases linked to a central computer via bus cabling and operated centrally. They are controlled with the help of sensors and ASIs. CAFM systems, the most important IT tools of facility managers, are increasingly being deployed to operate buildings efficiently and securely. In this case the same building automation services are processed a second time to administer them within the scope of an equipment and maintenance management concept. Today web-based, database integrated control of these systems directly through a CAFM system is not available. Relevant standards and guidelines do not provide any information about tangible coupling mechanisms between building automation and CAFM for controlling building automation systems, and there is a lack of network models and concepts for feasible solutions. The following paper will attempt to address this problem. It will examine how building automation systems and convenient central controls can be integrated into CAFM systems. The focus of the thesis will be on aspects of innovative networking models, deploying system data together with import functions, as well as the feature of a browser-based systems operation. The guiding principle here is to utilize existing proven technologies and standards to create new solutions. This approach to finding a solution will analyze, compare and evaluate various network configurations, and the results obtained will contribute to decision-making for developing models. The concept of "Plug and Play" is realized by using the already standardized network technology UPnP (Universal Plug and Play), which requires new data formats (XML) for planning and definition. A separate database structure (MS Access) was developed and a user interface designed in VB.NET to simulate CAFM system functionalities. The here presented software module "FMControl" will demonstrate the web-based interfacing concept with import functions and control mechanisms. The results of this paper will generate a basis for further optimization in the area of web-based and database oriented building automation. Implementation of the presented functions of the "FMControl" software module will allow CAFM systems to be enhanced as high-performance building controls tools.
